This stunning Casa Romantica villa, dating to 1927, was falling apart…the city had taken it back due to the former owner owing taxes, etc., then rented it to a firm that conducted weddings and social events. The ex-wife of Bandleader Fred Waring once lived there, too.
(In 1969, an event occurred which accelerated the growth and reputation of San Clemente. In that year former President Nixon purchased a Spanish mansion in the southern part of town that Hamilton Cotton had built in 1927.
This “Western White House” became the site of numerous historical meetings. However, that home is in private hands now and has nothing to do with the Casa Romantica.)
The Casa Romantica home is primarily historic because it was the home of Ole Hanson, the founder of San Clemente circa early 1920s. He is revered here, was a former Mayor of Seatle,Â and a very sharp dude, though he won and lost several fortunes. Still, he was blessed with incredible vision.
In 1927, Hanson built the Casa Romantica as his family home, and expression of his version of the California dream. The seven-bedroom, seven-bath house was designed by Carl Lindbom, who also designed La Casa Pacifica (the former Western White House).
The villa sat vacant for years, crumbling.
Then, a few years ago, when some firm wanted to turn it into YET ANOTHER Mexican Restaurant, concerned citizens in the city went nuts and said NO!
My good friend, the Mayor Emeritus and current city councilman,Wayne Eggleston, plus Guy Varianno, and a big bunch of others in the community got busy.
Minor early roles were played by me, Realtor Debbie Ferrari and my husband, Marketing and Publicity Consultant, Bill Koelzer—-We went out and started raising money,
($1 million was anonymously donated by someone, too) to start the refurbishing project.
Now the renovation is well underway after many more citizenÂ donations, with more coming every day.
Wayne headed the Heritage of San Clemente Foundation which had a lot to do with the preservation and renovation of the Casa Romantica Villa as an historical home and cultural center instead of becoming “Taco Romantica”.
The Foundation STILL raises funds for the Casa as well as for the Marine Monument project’s maintenance at Park Semper Fi. Wayne was the visionary leader for that beautiful park and statue just down the cliff from Casa Romantica, a tribute to Marines and our armed forces everywhere.

Just goes to show what a community can do when
it WANTS to preserve something...too bad
we did not preserve Chet Divine's Hotel Divine and
turn it into a multi-level mall for my former
home town of portland, mich huh?

I guess the upper floors were deemed dangerous, but today
they'd likely be able to fix that, I suppose. They
tore the hotel down in 1975. So sad, such a pretty
red brick building with magnificent wood inside.

That might have SAVED or at least improved the Portland, Michigan
downtown much like Gaylord, Mich, Solvang, CA and Ferndale, CA improved
theirs, even becoming big tourist attractions because of their unique downtowns.

Or was our Portland, Mich. Hotel Divine and our fading downtown doomed anyway
due to things I have no idea about after I left town at age 27 in 1969?

But it is just a shame that the Divine Hotel at the corner of Kent St., and Grand
River Avenue could not be saved...Of course, maybe it needed huge retrofitting
which no one, even the city, was willing to pay
for, but our Casa needed tons of it, and CITIZENS saved the Casa Romantica...
but of course it takes several citizens to LEAD the charge on a project like
this, and thank God that Wayne and several others did.

Now, the Casa brings many hundreds of thousands of extra
dollars to the community each year, and is considered a tourist attraction besides

There's a new Sheriff in Town for Orange County

Well, Well....I am kinda disappointed that my selection for the new Orange County Sheriff was not chosen last week by the Orange County Board of Supervisors.

My Internet marketing consultant husband, Bill Koelzer, and I both wanted Lt. Bill Hunt, former police chief in San Clemente, to be the new sheriff, since we know him to be a noble, honest officer who is beholding to no one.

I am sure that Sandra Hutchens the retired police officer from Los Angeles, will be fine, but she must be really something to beat out Bill Hunt.

However, I'm not naive. I know how politics works and how the political parties can lobby to get THEIR person chosen. But let's just hope that she REALLY is good, even though the new sheriff has little to do with Orange County real estate.

Bill Hunt got the second place vote total when disgraced former Sheriff Mike Carona and Bill Hunt last ran for office, so the voters HAVE spoken.

Let's keep our fingers crossed.

San Clemente Classic Car Show

Wow, what a great classic car show today in San Clemente on Del Mar Ave, our long main street of San Clemente.

Bill and I worked in the booth that City Councilman and MAYOR EMERITUS Wayne Eggleston had arranged for us all to use in selling the new San Clemente Picture and Art books.

We sold them discounted at $55 from the normal price of $65 and did well. The net proceeds benefit the Casa Romantica. The San Clemente Chamber of Commerce and several businesses sell the books at other times.

We felt that the amount of visitors to the Classic Car Show, produced by the San Clemente DownTown Business Association, were less this year. Likely that is a function of high gasoline prices with people just not willing to drive so far to go to an event any more.

Anyway, my Orange County Internet Marketing Consultant husband, Bill Koelzer, and Orange County Realtor, me, Debbie Ferrari, had a great time there.

Wow, what a terrific San Clemente tribute to all of our armed forces....the event took place on Memorial Day, Monday, May 26th at Park Semper Fi, home of the Marine Monument which was the brain child of City Councilman Wayne Eggleston and the Heritage of San Clemente Foundation.

After events like these, I am so proud to be the Vice President of the Heritage of San Clemente Foundation besides being a San Clemente Realtor and an Orange County real estate Associate Broker with Prudential California Realty. My husband, Orange County Marketing and Publicity expert, Bill Koelzer, is the President.

Older People Now Discovering the Internet - Read about Generation X and Y

This decade’s online growth is invalidating the notion of a “digital divide,” or “gray gap”—tech-savvy kids on one side and geezers asking, “How does this thing work?” on the other. According to the Pew Internet & American Life Project, 92 percent of Americans ages 18 to 29 use the Internet; 85 percent of those 30 to 49; 72 percent of those 50 to 64; and 37 percent of those 65-plus.

It’s curiosity, not suspicion, that entices many older users to learn about the past on the Internet. Many are looking way back: 47.8 percent of the visitors to the genealogy site Ancestry.com are 55-plus (according to Hitwise), while Legacy.com (“your nationwide resource for obituaries and guest books”) counts 64 percent of its visitors in that age group. Some are more interested in the recent past. “The 55-plus demo is big in terms of getting back in touch,” says Tancer. Classmates.com gets 34.2 percent of its traffic from people in that demographic, and Reunion.com gets 27.9 percent (the biggest age group for both sites).

San Clemente's Buono's Pizza is Killer

Hey, how about that Buono's Pizza in San Clemente, right next to Golden Spoon and just across the street from the High School on the Albertson's Grocery side?

Now THAT is a great pizza place...killer Italian food of all kinds and an order of spaghetti is far, far more than most people in San Clemente can eat at one sitting.

The two brothers who own it are terrific guys and you can always get extra sauce and cheese just for the asking. I get my pizzas just a bit on the crispy crust side there, with double pepperoni and extra sauce and cheese. Their iced tea is some of the best in South Orange County, too. Harbor House in Dana Point Helps me sell Real Estate

Wow...I am so happy that the Harbor House cafe in Dana Point was highlighted in the most recent issue of the San Clemente Times, my favorite newspaper of all.

Imagine that the Harbor House has been there 65 years!!!! We love it because it serves
quality food at reasonable prices, and gives friendly service.

I read that their servings consist of only fresh ingredients and are prepared from scratch every day. Then there's all those great movie memorabilia posters from years past that keep you craning your neck and looking around.

The best deal I ever found is my husband, Bill Koelzer's favorite...its the tuna fish salad. For some reason the Dana Point restaurant puts about two CANS of tuna meat on this monster salad and the tuna is ALBACORE, too. We usually put some on the salad, which also has TWO hard boiled eggs cut in half in it, and then take enough home to make two LARGE sandwiches for later.

Drop into the Dana Point Harbor House Cafe. I often meet real estate clients there when we are out looking at property, or relaxing after an afternoon of visiting homes to buy.

If you stop in there, tell people around you that you know San Clemente Realtor Debbie Ferrari. And get them to call me for their Orange County Real Estate needs. ha ha....

The Mixer at the San Clemente Farmer's and Merchant's bank was lotsa fun. That's me up above, Realtor Debbie Ferrari, second from the left, with Mary Jones, of Universal Press, on the extreme left of the picture, and April Driggers, Ad lady for the San Clemente Sun Post on the extreme right of the picture.

Sadly, there was no booze or wine, but they more than made up for it by having abundant food along with barrels of ice cream in several flavors. Bill Koelzer, my Orange County Marketing Internet Consulting husband, was with me, too.

This was so much fun...three of us South Orange County Realtors were selected by the Sunrise Rotary Club of San Clemente to talk about real estate goings on in these troubled realty times. That's me at the front table on the left side, sitting next to Rob Johnston, President, Johnston-Pacific, who is the only commercial Real estate firm owner located right in either the Rancho San Clemente Business Park or the Talega Business Park.

He is an extremely knowledgeable commercial Realtor and a very smart and nice guy. My Orange County Internet Marketing Consultant husband Bill Koelzer met Rob that day and is featuring Rob's quotes heavily in an article Bill is writing on the business parks for the San Clemente Journal.

The Orange County Register Reported that homes in San Clemente and nearby beach cities only depreciated in value some 2.9% on average in 2007. Of course that figure is somewhat misleading because while homes below $800,000 dropped in price considerably MORE than 2.9%, the ones OVER that amount realized significant APPRECIATION, thus creating the average of 2.9% which is kinda meaningless, but sounds very good.
